Important Notice, Not a Formal RICS Valuation
ValuInsight AI provides AI-generated property valuations for indicative, research, and decision-support purposes only. Our outputs do not constitute a formal RICS Red Book valuation, a mortgage valuation, or professional surveying advice. They should not be used as the sole basis for any financial, legal, or property transaction. Always engage a qualified RICS-registered surveyor for regulated purposes.
1. Acceptance of Terms
By accessing or using ValuInsight AI ("the Platform", "we", "us"), you agree to be bound by these Terms of Use. If you do not agree, you must not use the Platform. These terms apply to all visitors, registered users, and institutions accessing any part of the service.
2. Nature of the Service

- Indicative property valuations based on publicly available data and machine learning models
- Market analytics, comparable sales analysis, and investment projections
- PDF reports for research, due diligence, and internal decision-making purposes
- Data sourced from publicly available registers (HM Land Registry, EPC Register, ONS) supplemented by AI analysis
Our service is not a regulated valuation service under the RICS Red Book, the Financial Services and Markets Act 2000, or any mortgage lending regulation.
3. Permitted Use
You may use the Platform for:
- Personal property research and investment analysis
- Internal business research and portfolio monitoring
- Background due diligence (supplementary to formal valuations)
- Market trend analysis and comparable research
You must not use the Platform to:
- Submit our reports as formal RICS valuations to lenders, courts, or regulators
- Misrepresent AI-generated outputs as professional surveying advice
- Systematically scrape, copy, or redistribute data without written consent
- Conduct any activity that violates applicable UK law
4. Accuracy & Limitations
Our AI models are trained on large datasets and achieve high predictive accuracy in testing. However:
- Valuations are estimates only, actual market values may differ materially
- Local factors (condition, planning, legal issues) that are not in public data are not captured
- Historical Land Registry data may not reflect current market conditions
- Confidence scores indicate model certainty, not a guarantee of accuracy
- Internet-sourced data is used in good faith but cannot be independently verified in real time
5. Intellectual Property
All platform content, models, software, report templates, and branding are the intellectual property of ValuInsight AI. You may download and retain reports for your own use. You may not republish, resell, or commercialise outputs without express written permission.
6. Limitation of Liability
To the fullest extent permitted by English law, ValuInsight AI shall not be liable for:
- Any financial loss arising from reliance on AI-generated valuations
- Losses arising from inaccurate, outdated, or incomplete third-party data
- Indirect, consequential, or punitive damages of any kind
- Service interruptions, data loss, or technical failures
Our aggregate liability to you for any claim shall not exceed the amount paid by you in the 12 months preceding the claim (or £100 if no amounts were paid).
7. Data & Privacy
Your use of the Platform is also governed by our Privacy Policy. We process personal data in accordance with the UK GDPR and the Data Protection Act 2018. You have rights to access, correct, and delete your data, see our Privacy Policy for details.
